City of Helsinki wanted to develop a new high-class office building area in Salmisaari (part of Ruoholahti area) and granted Ahlström Capital a prime land site at waterfront for development in 2005 with subsequent option for purchase the land. Helin & Co was hired to draw well-functioning office building to fit the prestigious surroundings. Construction work was awarded to YIT Oyj and was completed in July 2007. First tenant Comptel Oyj moved in July 1st, 2007. The whole building right, 101 600 m2 has now been used. Land purchase (3 309 m²) from the City of Helsinki completed in November 2007 and building will be fully rented starting 1st Jan 2008.
KOy Salmisaarenranta 9 is a modern 8-floor building completed in 2007 with total of 21 631 m², of which office space 12 035 m² restaurant area 583 m² social premises 1 125 m² (lobbies 375 m², sauna 135 m² and meeting rooms 615 m²) technical premises 750 m² and 193 parking spaces (partly owned area-wide parking company)
The excellent location in Ruoholahti district in western Helsinki, approximately 2.5 km from the city centre, gives beautiful sea views towards west and sunset. And yet the area is one of the main concentrations of modern office space in Helsinki with very good traffic connections. The area is well served with public transportation; underground, tram and buses. The main highway to western direction from Helsinki starts from the area too.
